Area 1 – Bozeman City Limits Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7 – Ennis SINGLE FAMILY INVENTORY Active listings in Bozeman were down drastically, by 70% from September last year. Area 2 inventory was down 60% from last year. Area 3’s inventory was down 78%. Area 4 is down 50% from last year at this time. Area 5 inventory is +18% from last year. Area 6, Livingston had 66% less inventory. Area 7 had 50% fewer active listings than September 2019. Except for Areas 5, our inventory is basically down, which gives properties on the market a distinct advantage, as we are still seeing buyers in all areas. THE NUMBER OF MLS SINGLE-FAMILY SALES in September was up compared to September 2019. Area 1 had 3% more sales compared to last September, Area 2 had 20% more and Area 3 had 13% more sales. Area 4 had the same number of sales. Area 5, Big Sky, had 18% more MLS sales in September. Area 6 had 58% more sales. Area 7 had the same number of sales. Those numbers are interesting, considering how low the inventory is. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are considerably higher compared to September 2019 in all areas. Bozeman City prices are up 10%, with a median of $512,000. Bozeman Area 2 shows sales prices up 57% to $864,600 (bear in mind, this is probably from more, larger parcels being sold). Area 3 has a 10% higher median price ($359,000), and Area 4 is up 11% for a median sales price at $371,000. Area 5 is up 1% from September 2019 with a median of $1,771,150. Area 6 median price is up 14% to a median sales price of $360,000. Area 7 is up 23% to $428,750 from September 2019. CONDO/TOWNHOUSE inventory in Bozeman was down 81% from 12 months ago. Inventory in Belgrade is down 90% from last September. There are 36 condos on the market in Areas 1, 2, 3 and 4 with average price of $329,121. Sales for September were up 34% in Bozeman, up 56% in Belgrade. Median condo sales price in Bozeman is up 2% from last September to $325,000. Area 3, Belgrade, condo sales prices are up 5% to a median of $283,000. Area 5, Big Sky, has 34% less condo inventory than last year, 6% less were sold than last year, and the median sales price is up 25% to $667,000 in September. New construction is most important in the condo market in Bozeman.
