Area 1 – Bozeman City Limits Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7 – Ennis SINGLE FAMILY INVENTORY Active listings in Bozeman were down 69% from February last year to 20 on the market. Area 2 inventory was down 59% from last year to 59 on the market. Area 3’s inventory was down 69% with 16 on the market. Area 4 is down 22% from last year at this time with 14 on the market. Area 5, Big Sky, inventory is down 48% from last year. Area 6, Livingston had 63% less inventory. Area 7 had 60% less inventory. So, it’s still a pretty sad situation for Buyers. Not much from which to choose. But, again, Sellers are in a good position for a good price, and, many times, multiple offers over listing price. THE NUMBER OF MLS SINGLE-FAMILY SALES in February was mixed compared to February 2020. Area 1 had 34% fewer sales compared to last February (to be expected, since inventory is so far down), Area 2 had 26% more and Area 3 had 30% fewer sales. Area 4 had decreased sales by 22%. And Area 5, Big Sky, had 50% more MLS sales in February as last year. Area 6 had 23% more sales. Area 7 had 14% fewer sales. A mixed bag!
MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are up compared to February 2020. Bozeman City prices are up 21%, with a median of $552,000. Bozeman Area (2) shows sales prices down 22% to $650,000. Area 3 has 27% higher median price ($420,000), and Area 4 is up 71% for a median sales price at $620,000. Area 5 is up 14% from February 2020 with a median of $2,560,000. Area 6 median price is up 13% to a median sales price of $360,000. Area 7 is up 26% to $680,000 from February 2020. These sales prices are pricing some 1st-time buyers out of the market, but very low interest rates are helping. CONDO/TOWNHOUSE inventory in Bozeman was down 84% from 12 months ago, with only 20 units on the market. Inventory in Belgrade is down 89% with 2 units on the market. There are 24 condos on the market in Areas 1, 2, and 3. Median condo sales price in Bozeman is up 30% from last February to $402,850. Area 3, Belgrade, condo sales prices are down 2% to $270,000. Area 5, Big Sky, has 54% less condo inventory than last year, 69% more were sold than last year, and the median sales price is up 23% to $665,000 compared to February 2020.
