SINGLE FAMILY INVENTORY of current Active listings is again generally lower than in June of 2016 and even less than June 2015.
NUMBER OF MLS SALES in June were mixed from June 2016: Areas 1, 2, and 4 had fewer sales than June 2016. But Area 3 had sales up by 23% (primarily because of a new subdivision that came on the market). Area 5 also had increased sales of 11%, Area 6 sales up 30% and Area 7 increased by 14%.
MEDIAN SALES PRICES are generally up. Bozeman City prices are up with a median of $369,000.
CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 43% from 12 months ago with only 47 units on the market in June 2017. There were 83 units on the market last year. There are only 9 condos listed in Area 2 and 3, down from 43 a year ago. Builders are taking the opportunity to cash in on the condo market by bringing on inventory, but most of it won’t be ready for several months. ERA Landmark Hosts 7th Annual Agents of Hope Carnival |
Lending a hand to help combat neuromuscular disease, ERA Landmark Real Estate will host the 7th Annual Agents of Hope Carnival at Bogert Park in Bozeman, Montana on Saturday, August 12, 2017 from 1pm until 5pm to raise funds for the Montana Chapter of the Muscular Dystrophy Association (MDA).
The community is invited to the park to play old-fashioned carnival games, win prizes, enjoy face painting, and play on fun inflatable activities. Admission to the park is free and tickets are available for purchase at the park to participate in the various games and activities. Confidence in Housing Again at All-Time High – (Fannie Mae) |
Confidence in housing is again at an all-time high in the Fannie Mae Home Purchase Sentiment Index® (HPSI), showing the share of home sellers who believe now is a good time to sell reaching a new record in June—a sure sign of a seller’s market. The HPSI overall posted 88.3, up 2.1 percentage points from May.
“The June HPSI reading matches the previous record set in February and reflects the trend toward a sellers’ market that respondents indicated last month,” says Doug Duncan, senior vice president and chief economist at Fannie Mae. “Consumers are also growing more optimistic about their ability to get a mortgage, and lenders expect credit standards to ease further going forward.” The share of sellers who believe now is a good time to sell moved up seven percentage points in June to 39 percent, according to the HPSI. The share of homebuyers who believe now is a good time to buy, at the same time, also rose, but by just three percentage points to 30 percent.
Those surveyed who believe home prices will keep climbing jumped, as well—six percentage points to 46 percent—following a backtrack in May. Those surveyed who believe mortgage rates will lower in the next 12 months moved up three percentage points to 49 percent.
“While consumer optimism on [mortgage credit accessibility] is as high as we’ve seen in the survey’s seven-year history, it’s worth nothing that this record is relative to the fairly tight standards in place post-crisis,” Duncan says. “Nevertheless, in the face of very tight housing supply, easing credit standards may fail to have the desired effect and could have the unintended consequence of fueling further house price increases. |
