AUGUST 2019 MARKET STATISTICS
Area 1 – Bozeman City Limits
Area 2 – Bozeman Area
Area 3 – Belgrade and Surrounding Area
Area 4 – Manhattan/Three Forks
Area 5 – Gallatin Canyon/Big Sky
Area 6 – Livingston
Area 7 – Ennis
SINGLE FAMILY INVENTORY Active listings in Bozeman were down 12% from August last year. Area 2 inventory was down 7% from last year. Area 3’s inventory is up 11% again this month. (Still new building going on in Belgrade.) Area 4 is down 27% from last year at this time. Area 5 inventory is down 16% from last year. Area 6 is up 144% from last year and area 7 is down 22%. Where lower inventory is found, it does make it difficult for buyers and the number of sales, but it gives the sellers that are on the market an advantage. And we do have a couple of areas where inventory is up.
THE NUMBER OF MLS SINGLE-FAMILY SALES in August was mixed compared to August 2018. Area 1 had 1% less sales, Area 2 had 4% more sales and Area 3 had 18% more. Area 4 had increased sales by 1%. And Area 5, Big Sky, had 53% fewer MLS sales in August. Livingston sales were down by about 3% and Ennis was down by 4% from August 2018. These figures, of course, reflect the inventory (or lack thereof).
MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are again up compared to August 2018. Bozeman City prices are up only 8%, with a median of $464,500. Bozeman Area (2) shows sales prices up 10% to $548,250. Area 3 has a 6% higher median price ($335,000) than last August, and Area 4 is up 14% for a median sales price at $340,565. Area 5 is up 19% from August 2018 with a median of $1,755,000. Area 6 prices are up 4%, to a median of $315,000 and Area 7 is up 2% with a median of $345,000 for August.
In areas 1-4, the Active Average Price is $1,036,795 and Average Sold Price at end of August is $521,328.CONDO/TOWNHOUSE inventory in Bozeman was up 14% from 12 months ago. There are 174 condos on the market in Areas 1, 2, 3 and 4. Median condo sales price in Bozeman is up 6% from last August to $317,000. Area 3, Belgrade, condo prices are up 21% to a median of $260,880. Area 5, Big Sky, has 66% more condo inventory than last year, 5% less units were sold as last year, and the median sales price is up 35% from July last year to $545,000.
