SINGLE FAMILY inventory of current Active listings is again generally lower than in April of 2016 and even less than April 2015.Bozeman City inventory is down 14% to 102 listings, and still less than 2015. The Bozeman Area is down another 16% to 147 listings, compared with 196 in 2015. Basically, the market still needs more listings to be able to satisfy the Buyers’ needs. And this is true throughout the country. Just not enough inventory. NUMBER OF MLS SALES in April were mostly down from the beginning of 2016: Areas 1, 2 and 4 had less sales. But Areas 3, 5 and 6 have sales up from 13% to 57%. MEDIAN SALES PRICES are generally up. Bozeman City prices are flat with a median of $358,000. Even though there are some sales under $300,000, the inner core of Bozeman still seems to be appreciating considerably. Many buyers really want to be a walkable distance from MSU and/or downtown, so homes in that area are at a premium. Bozeman Area (2) shows sales prices up 15% from 2016 to $420,000. The median sales prices there are driven by a few larger sales. Area 3 has a 14% higher median price ($275,000) than last year, and area 4 is up 9% for a median sales price at $261,000. Area 5 – Big Sky – is up 3% to about $1 million, Area 6 is up 30% to $265,000, and Area 7 (Madison) is up 21% to $317,000. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 33% from 12 months ago with only 49 units on the market in April 2017. There were 73 units on the market last year. There are only 14 condos listed in Area 2 and 3. Builders are taking the opportunity to cash in on the condo market by bringing on inventory, but most of it won’t be ready for several months. Median condo sales price in Bozeman is up 24% to $280,000. Area 2 is up 13% to $250,000. And Area 3 is up 7% at $170,000. LAND inventory of land for sale is down considerably: from -56% in Area 1, to -27% in Area 2, -31% in area 3 and -58% in Area 4.
