Area 1 – Bozeman City Limits Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7 – Ennis SINGLE FAMILY INVENTORY Active listings in Bozeman were down 27% from February last year. Area 2 inventory was up 5% from last year. Area 3’s inventory was up 2%. Area 4 is up 14% from last year at this time. Area 5 inventory is down 2% from last year. Area 6, Livingston had 25% more inventory. Area 7 had 26% fewer 25% fewer active listings than February 2019.THE NUMBER OF MLS SINGLE-FAMILY SALES in February was up compared to February 2019. Area 1 had 39% more sales compared to last February, Area 2 had 8% more and Area 3 had 58% more sales. Area 4 had increased sales by 27%. And Area 5, Big Sky, had 27% less MLS sales in February. Area 6 had 24% more sales. Area 7 had 40% more sales. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are up compared to February 2019. Bozeman City prices are down 5%, with a median of $458,000. Bozeman Area (2) shows sales prices up 52% to $834,813. Area 3 has 11% higher median price ($336,500), and Area 4 is up 12% for a median sales pan sao sales price at $362,500. Area 5 is up 72% from February 2019 with a median of $2,237,500. Area 6 median price is up 10% to a median sales price of $319,376. Area 7 is up 72% to $541,000 from January 2019. CONDO/TOWNHOUSE inventory in Bozeman was up 63% from 12 months ago. Inventory in Belgrade is up 90%. There are 152 condos on the market in Areas 1, 2, and 3. Median condo sales price in Bozeman is down 8% from last February to $309,500. Area 3, Belgrade, condo sales prices are down 2% to $276, 900edian of . Area 5, Big Sky, has 29% more condo inventory than last year, 11% less were sold as last year, and the median sales price is up 29% to $540,000 in February.
