Area 1 – Bozeman City Limits
SINGLE FAMILY INVENTORY Active listings in Bozeman were down 8% from October last year. Area 2 inventory was down 3% from last year. Area 3’s inventory is up 19% – gain again this month. (Still new building going on in Belgrade.) Area 4 is down 11% from last year at this time. Area 5 inventory is up 23% from last year. Area 6 is up 49% from last year and area 7 is down 15%. Where lower inventory is found (1, 2, 4 and 7), it does make it difficult for buyers and the number of sales, but it gives the sellers that are on the market an advantage. THE NUMBER OF MLS SINGLE-FAMILY SALES in October was mixed compared to October 2018. Area 1 had 3% less number of sales, Area 2 had 1% less sales and Area 3 had 18% more. Area 4 had decreased sale by 9%. And Area 5, Big Sky, had 9% less MLS sales in October. Livingston sales were the same as last month and Ennis was up by 11% from October 2018. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are again up compared to October 2018. Bozeman City prices are up 9%, again, with a median of $465,000. Bozeman Area (2) shows sales prices up 7% to $580,000. Area 3 has a 7% higher median price ($340,000) than last October, and Area 4 is up 8% for a median sales price at $335,000. Area 5 is up 30% from October 2018 with a median of $1,755,000 (same as last month). Area 6 prices are up 2%, to a median of $324,750 and Area 7 is up 2% with a median of $348,250 for October 2019. In areas 1-4, the Active Average Sales Price is $994,766 and Average Sold Price at end of October is $529,892. In area 5, Big Sky, the Active Average Sales Price is $3,125,790 and the Active Average Sold Year to Date is $2,235,693. Area 6, Park County, had an Active Sales Price of $650,666 and Sold of $411,454. Madison County had an Active Price of $787,830 and Sold of $450,801. CONDO/TOWNHOUSE inventory in Bozeman was up 32% from 12 months ago. There are 159 condos on the market in Areas 1, 2, and 3. Median condo sales price in Bozeman is up 7% from last October to $318,700. Area 3, Belgrade, condo prices are up 28% to a median of $269,900. Area 5, Big Sky, has 87% more condo inventory than last year, 1% less units were sold as last year, and the median sales price is up.
