Real Estate Statistics for May 2019 |

SINGLE FAMILY INVENTORY Active listings in Bozeman were down 11% from MAY last year. Area 2 inventory was down 11% from last year. Area 3’s inventory is up 67%! Area 4 is down 11% from last year at this time. Area 5 inventory is down 51% from last year. And Areas 6 and 7 are down 1% and down 19% respectively. This generally low inventory does hurt MLS buyers and the number of sales, but gives the sellers that are on the market an advantage. THE NUMBER OF MLS SINGLE-FAMILY SALES in May increased significantly compared to May 2018 in some areas. Area 1 had 30% more sales, Area 2 had 25% more sales and Area 3 had 62% more. Area 4 had increased sales by 22%. And Area 5 had 6% more MLS sales in May. Livingston sales were down by about 26% and Ennis was down by 27% from May 2018. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are again up compared to May 2018. Bozeman City prices are up only 2%, with a median of $435,000. Bozeman Area (2) shows sales prices up 13% to $548,000. Area 3 has a 14% higher median price ($325,000) than last May, and Area 4 is up 8% for a median sales price at $401,100. Area 5 is up 7% from May 2018 with a median of $1,650,000. Area 6 prices are up 3%, to median of $310,000 and Area 7 is about the same with a median of $345,000 for May. CONDO/TOWNHOUSE inventory in Bozeman was up 32% from 12 months ago. There are 134 condos on the market in Areas 1, 2 and 3. Median condo sales price in Bozeman is up 7% from last May to $322,400. Area 3, Belgrade, condo prices are up 30% to a median of $274,900. Area 5, Big Sky, has 9% more condo inventory than last year, 83 units were sold year-to-date and the median sales price is up 35% from May last year to $489,000. The guys then needed a product that would function in unison with their sunglasses to protect their eyes from the glare of the snow and climate, which changes so rapidly here.
