Real Estate Statistics for January 2018 |
Area 1 – Bozeman City Limits Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7MM – Ennis SINGLE FAMILY INVENTORY of current Active listings in Bozeman in January was down 30% from 2015 but only 9% from 2016. Area 2 has 22% fewer listings than January 2016. Area 3’s inventory is the same as 2016 and 2016. Area 4 is up 35% from last year and Area 5 is up 3% from last year. Area 6 is down 12%. Area 7 has 4% less inventory than January 2017. As you can see by the numbers, most areas of MLS inventory of homes for sale continues to decrease. Area 4, Manhattan/Three Forks is bucking the trend! NUMBER OF MLS SINGLE-FAMILY SALES in January were mixed from January 2017: Areas 1, 2, and 3had fewer sales than January 2017 (-9%, -44% and -50%). But Area 4 had sales up by 75% (from 4 to 7 sales). Statistically insignificant, Area 5 had 100% less sales than last year, but that was only 1 sale less. Area 6 sales were up 100% to a total of 16 and Area 7 increased by 100% for a total of 8. As you can see, January sales were better than last year, generally, but not by much, with activity fairly slow across the board. MEDIAN SALES PRICES are up or holding compared to January 2017. Bozeman City prices are up another 11%, with a median of $395,000. Bozeman Area (2) shows sales prices up 11% to $475,000. Area 3 has a 7% higher median price ($269,900) than last year, and area 4 is up 14% for a median sales price at $320,000. Area 6 is up 46% to $276,000. Area 7 (Madison) remains at a median sales prices of $341,750. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses in the valley are located) is up 71% from 12 months ago, with 72 units on the market compared to 42 in 2017. Those condos that have been under construction, are finally coming on the market! There are only 5 condos listed in Area 2 and 3, compared to 12 last year, but down from 26 in 2016. MEDIAN CONDO SALES PRICE in Bozeman is down 6% to $287,450, a little less than last month. Area 2 is up 36% to $279,700. And Area 3 is up 74% from a year ago at $237,750. Area 5 has 32% more inventory than last year (123 on market), there were 12 sales in January, and the median price is even at $365,000. Total sales for areas 1-4 and Big Sky were 32, compared to 32 in January 2017.
