The blue birds are selecting their nesting boxes, robins are finding worms, creeks and rivers are running full and expectation is in the air. What a privilege we have to live in this marvelous place!

Statistics for March 2017
Area 1 – Bozeman City Limits
SINGLE FAMILY INVENTORY of current Active listings is again generally lower than in March of 2016 and even less than February 2015. NUMBER OF MLS SALES in March were mostly up from the beginning of 2016: Area 1 is down by 3%. But Areas 2, 3 and 4 have sales up from 26% to 40%. Area 5 is down 14%, area 6 is up 42%, and area 7 is +22%. MEDIAN SALES PRICES are generally up or flat. Bozeman City prices are flat with a median of $348,400. Even though there are some sales under $300,000, the inner core of Bozeman still seems to be appreciating considerably. Many buyers really want to be a walkable distance from MSU and/or downtown, so homes in that area are at a premium. Bozeman Area (2) shows sales prices up 15% from 2016. The median sales prices there are driven by a few larger sales. Area 3 has a 18% higher median price ($266,000) than last year, and area 4 is flat for a median sales price at $246, 500. Call us for areas 5, 6 and 7 stats. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 43% from 12 months ago with only 44 units on the market in March 2017. There were 85 units on the market last year. There are only 11 condos listed in Area 2 and 5 condos in Area 3. Builders are taking the opportunity to cash in on the condo market by bringing on inventory, but most of it won’t be ready for several months. Median condo sales price in Bozeman is up 20% to $276,000. Area 2 is up 8% to $241,000. And Area 3 is up 2% at $162,000. LAND Inventory of land for sale is down considerably: from -39% in Area 1, to -31% in Area 2, -29% in area 3 and -60% in Area 4. “They’re not making any more land!” However, the word is that there are plans for some new subdivisions in the works.
