Area 1 – Bozeman City Limits Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7 – Ennis SINGLE FAMILY INVENTORY Active listings in Bozeman were up 9% from March last year. Area 2 inventory was up 26% from last year. Area 3’s inventory was up 21%. Area 4 is up 25% from last year at this time. Area 5 inventory is up 40% from last year. Area 6, Livingston had 3% more inventory. Area 7 had 24% fewer active listings than March 2019.THE NUMBER OF MLS SINGLE-FAMILY SALES in March was mostly up compared to March 2019. Area 1 had 22% more sales compared to last March, Area 2 had 1% more and Area 3 had 16% more sales. Area 4 had decreased sales by 10%. And Area 5, Big Sky, had 15% more MLS sales in March. Area 6 had 69% more sales. Area 7 had 38% more sales. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are mixed compared to March 2019. Bozeman City prices are up 6%, with a median of $465,000. Bozeman Area 2 shows sales prices up 7% to $587,500. Area 3 has a 4% higher median price ($335,400), and Area 4 is up 6% for a median sales price at $362,500. Area 5 is up 21% from March 2019 with a median of $1,900,000. Area 6 median price is up 9% to a median sales price of $325,395. Area 7 is up 42% to $450,000 from March 2019. CONDO/TOWNHOUSE inventory in Bozeman was up 70% from 12 months ago. Inventory in Belgrade is up 200%. There are 170 condos on the market in Areas 1, 2, and 3. Sales for March were up 27% in Bozeman, up 29% in Area 2, up 35% in Belgrade. Median condo sales price in Bozeman is down 3% from last January to $324,900. Area 3, Belgrade, condo sales prices are up 2% to a median of $280,000. Area 5, Big Sky, has 12% more condo inventory than last year, 3% more were sold than last year, and the median sales price is up 19% to $480,000 in March.
