FAMILY INVENTORY Active listings in Bozeman were down 27% from January last year. Area 2 inventory was down 5% from last year. Area 3’s inventory was down 13%. Area 4 is down 11% from last year at this time. Area 5 inventory is up 16% from last year. Area 6, Livingston had 25% more inventory. Area 7 had 26% fewer active listings than December 2018. Where lower inventory is found, it does make it difficult for buyers and the number of sales, but it gives the sellers that are on the market an advantage. THE NUMBER OF MLS SINGLE-FAMILY SALES in January was up compared to January 2019. Area 1 had 111% more sales compared to last January, Area 2 had 93% more and Area 3 had 150% more sales. Area 4 had increased sales by 16%. And Area 5, Big Sky, had 63% less MLS sales in January. Area 6 had 114% more sales. Area 7 had 10% more sales. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are mixed compared to January 2019. Bozeman City prices are down 5%, with a median of $452,500. Bozeman Area (2) shows sales prices up 15% to $627,270. Area 3 has 12% higher median price ($335,400), and Area 4 is up 12% for a median sales price at $362,500. Area 5 is up 114% from January 2019 with a median of $3,000,000. Area 6 median price is up 79% to a median sales price of $305,000. Area 7 is up 108% to $541,000 from January 2019 (with only 5 units sold). CONDO/TOWNHOUSE inventory in Bozeman was up 34% from 12 months ago. Inventory in Belgrade is up 100%. There are 143 condos on the market in Areas 1, 2, and 3. Median condo sales price in Bozeman is down 3% from last January to $324,900. Area 3, Belgrade, condo sales prices are down 16% to a median of $259,450. Area 5, Big Sky, has 4% less condo inventory than last year, 15% less were sold as last year, and the median sales price is up 35% to $540,000 in January.
