JULY 2019 MARKET STATISTICS
Area 1 – Bozeman City Limits
Area 2 – Bozeman Area
Area 3 – Belgrade and Surrounding Area
Area 4 – Manhattan/Three Forks
Area 5 – Gallatin Canyon/Big Sky
Area 6 – Livingston
Area 7 – Ennis
SINGLE FAMILY INVENTORY Active listings in Bozeman were down 14% from July last year. Area 2 inventory was down 8% from last year. Area 3’s inventory is up 11%. (Still new building going on in Belgrade.) Area 4 is down 28% from last year at this time. Area 5 inventory is the same as last year. Area 6 is up 21% from last year and area 7 is down 24%. This generally lower inventory does make it difficult for buyers and the number of sales, but gives the sellers that are on the market an advantage.
THE NUMBER OF MLS SINGLE-FAMILY SALES in July was mixed compared to July 2018. Area 1 had the same # of sales, Area 2 also had the same # of sales and Area 3 had 23% more. Area 4 had decreased sales by 6%. And Area 5 had 4% more MLS sales in July. Livingston sales were down by about 10% and Ennis was down by 15% from July 2018. These figures, of course, reflect the inventory (or lack thereof).
MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are again up compared to July 2018. Bozeman City prices are up only 6%, with a median of $450,000. Bozeman Area (2) shows sales prices up 13% to $553,000. Area 3 has a 6% higher median price ($335,500) than last July, and Area 4 is up 12% for a median sales price at $332,000. Area 5 is up 20% from July 2018 with a median of $1,767,500. Area 6 prices are up 4%, to a median of $311,750 and Area 7 is up 7% with a median of $348,400 for July.
In areas 1-4, the Active Average Price is $1,042,383 and Average Sold Price at end of July is $520,596.
CONDO/TOWNHOUSE inventory in Bozeman was up 33% from 12 months ago. There are 154 condos on the market in Areas 1, 2 and 3. Median condo sales price in Bozeman is up 8% from last July to $325,000. Area 3, Belgrade, condo prices are up 24% to a median of $260,500. Area 5, Big Sky, has 51% more condo inventory than last year, the same # of units were sold as last year, and the median sales price is up 33% from July last year to $534,500.
