Looks like winter is here. Getting the warm coats and boots out is a chore we don’t look forward to, but once we’re bundled up, we can take cold weather in stride. And the clear air and sunshine are just beautiful.

NOVEMBER MARKET STATISTICS COMPARING OCT. 2014 AND 0CT. 2015
Single Family Residential:
Inventories are definitely down from October 2014: Area 1 (Bozeman) shows inventory down 4%. Area 2 (surrounding area) is down 18% and Area 3 (Belgrade) is down 3% from last year. Manhattan and Big Sky inventories are down 30% and 9%. Livingston is down 26% and Madison County down 19%.
Sales numbers are mixed from October 2014: Area 1, up 3% and Area 2, up 30%, but Belgrade sales are down 4% and Big Sky down 35%. Livingston is down 28% and Ennis sales are down 24%.
Sales prices are up slightly in most areas in the last 12 months: Bozeman median price is up 14% to $339,000, and Area 2 (surrounding area) median price is up 2% to $402,500. Belgrade’s median price is up 5% to $235,000 and Big Sky is up 4% to $625,000 median price.
For the 2014 year, the median price of single family homes in Gallatin County was $297,000. So far this year, the median price is $330,000, up 9% from 2014. Interestingly, the median price in 2007 was $300,000. And the low during the recession was $237,500 in 2011 in Gallatin County.
