Real Estate Statistics for October 2018 |

SINGLE FAMILY INVENTORY Active listings in Bozeman were up 5% from October last year. (August #’s were up 26%.) Area 2 inventory was down 6% from last year. Area 3’s inventory is up 65% and Area 4 is up 65% from last year at this time. Area 5 is down 37% from last year. And Areas 6 and 7 are down 9% and 11%. THE NUMBER OF MLS SINGLE-FAMILY SALES in October were again locally diverse compared to October 2017: Area 1 had 10% more sales, Area 2 had 3% fewer sales and Area 3 had 8% fewer. Area 4 had increased sales by 21%. And Area 5 had sales up by 20% even though inventory was down. Livingston had sales down by 15% and Ennis was down by 2%. MEDIAN SALES PRICES FOR SINGLE FAMILY HOMES are again up consistently (from 7% to 30%) compared to October 2017. Bozeman City prices are up another 13%, with a median of $427,500. Bozeman Area (2) shows sales prices up 15% to $517,000. Area 3 has a 11% higher median price ($317,400) than last October, and Area 4 is up 7% for a median sales price at $309,950. Area 5 is up 15% from October 2017 with a median of $1,345,000. Area 6 is up 15% to $317,375. Area 7 (Madison) raised 30% from October 2017 to a median sales price of $342,500. Areas 1 – 4 had a total of 1265 sales of single family homes since Jan. 1 compared to a total of 1233 in October 2017. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses in the valley are located) is up 3% from 12 months ago, with 91 units on the market compared to 88 in 2017 and 49 in 2016. Those condos that have been under construction, are finally coming on the market! There are 117 condos on the market in Areas 1, 2 and 3. Median condo sales price in Bozeman is up 10% from last September to $300,000 (same as last month). Area 3, Belgrade, condos are up 13% to $210,500 (less than September). Area 5, Big Sky, has 33% less condo inventory than last year (62 on market), there were 153 sales in October (up 5%), and the median price is up 12% to $409,000.
