Real Estate Statistics for August 2017 |
Area 1 – Bozeman City Limits Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7MM – Ennis SINGLE FAMILY INVENTORY of current Active listings is again generally lower than in August of 2016 and even less than August 2015. Bozeman City inventory is down just 2% to 124 listings – but still less than 2016. The Bozeman Area is down another 11%. Area 3’s inventory is down 15%. Area 4 is down 14% from last year and Area 5 is down 20%. Area 6 is down 23% and Area 7 is down 1% from 2016. As you can see by the numbers, our MLS inventory of homes for sale continues to decrease. NUMBER OF MLS SALES in August 2017 were mixed compared to August 2016. Area 1 had 11 more sales in August than last year (for a total of 380). Area 2 had 11% fewer sales (55 less) than August 2016. But Area 3 had 20% more sales than last August. Area 4 had 2 more sales than last year. Area 5 had increased sales of 24% (9 more), Area 6 sales up 34% and Area 7 increased by 5%. Belgrade and Livingston were in the forefront of number of sales again in August! MEDIAN SALES PRICES for residential properties are generally up. Bozeman City sales prices are up 5% from last August with a median of $379,000. Bozeman Area 2 shows sales prices up 13% from August 2016 to $450,000. Area 3 has an 14% higher median price ($284,000) than last year, and area 4 is up 10% from August 2016 for a median sales price at $260,000. Area 5 – Big Sky – is up 23% from last August to $1,275,000, Area 6 is up 15% from last August to $272,000, and Area 7 (Madison) is flat at $255,000. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 1% from 12 months ago with 70 units on the market in August 2017. There were 71 units on the market last year. There are 13 condos listed in Area 2 and 3, down from 14 a year ago. However, in August 2015 there were 39 available condos. Builders are taking the opportunity to cash in on the condo market by bringing on inventory, but most of it won’t be ready for several months. UC Berkeley psychology professor Dacher Keltner, Ph.D, co-author of an awe study, says in Greater Good that experiencing the emotion of awe–“a walk in nature, losing oneself in music, beholding art–has a direct influence upon health and life expectancy.” One study published in the Journal of Personality and Social Psychology found that inducing awe increased ethical decision-making, generosity, and prosocial values. Just by standing in a grove of towering trees “enhanced prosocial helping behavior and decreased entitlement” among participants. In other words, it made people kinder! |
