Area 2 – Bozeman Area Area 3 – Belgrade and Surrounding Area Area 4 – Manhattan/Three Forks Area 5 – Gallatin Canyon/Big Sky Area 6 – Livingston Area 7MM – Ennis SINGLE FAMILY INVENTORY of current Active listings in Bozeman in November was up 10% from 2016 and 26 listings less than 2015. Bozeman Area inventory is down 16% from 2016. Area 3’s inventory is down 21%. Area 4 is down 3% from last year and Area 5 is down 14%. Area 6 is down 23%. Area 7 has 3% less inventory than November 2016. As you can see by the numbers, most areas of MLS inventory of homes for sale continues to decrease. Not much different than last month, although Area 1 has more listings than a year ago. NUMBER OF MLS SINGLE-FAMILY SALES in November were mixed from November 2016: Areas 1, 2, and 4 had fewer sales than November 2016 (-4%, -13% and -2%). But Area 3 had sales up by 23% again. Area 5 had 19% more more sales. Area 6 sales were up 24% and Area 7 increased by 3%. MEDIAN SALES PRICES are up or holding across the board compared to November 2016. Bozeman City prices are up 6%, again with a median of $380,000. Bozeman Area (2) shows sales prices up 2% to $450,000 (same as last month). Area 3 has a 13% higher median price ($286,700) than last year, and area 4 is up 18% for a median sales price at $289,000. Area 5 – Big Sky – is up 11% from November 2016 to $1,165,000 (a little less than last month). Area 6 is up 15% to $274,800 from November 2016. Area 7 (Madison) is the only area that has lower prices this year – down 8% to $265,000. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is up 76% from 12 months ago, with 86 units on the market compared to 66 in 2015 and 49 in 2016. Those condos that have been under construction, are finally coming on the market! There are only 12 condos listed in Area 2 and 3, comparable to last year, but down from 27 in 2015. Median condo sales price in Bozeman is up 12% to $265,000, a little less than last month. Area 2 is up 15% to $258,000. And Area 3 is up 11% from a year ago at $188,000. Area 5 has 10% less inventory than last year (10 on market), there were 156 sales, and the median price is up 12% to $365,450.
