SINGLE FAMILY INVENTORY of current Active listings is again generally lower than in February of 2016 and even less than February 2015.
Bozeman City inventory is up 2% – 2 listings more than last year, but still less than 2015. The Bozeman Area is down another 17% to 135 listings, compared with 163 in 2016 and 184 in 2015.
Area 3’s inventory has stayed essentially the same at this time for last 3 years – it has 2 more listings than last year. Area 4 also has 2 more listings than last year. Area 5 is down 6%, Area 6 is down 8% and Area 7 is down 19%.
Basically, the market still needs more listings to be able to satisfy the Buyers’ needs.
NUMBER OF MLS SALES in February were mixed from the beginning of 2016: Area 1 is up by 4%. Areas 2, 3 and 4 have sales up from 28% to 75%. Area 5 is down 33% and area is down 14%.
MEDIAN SALES PRICES are generally up. Bozeman City prices are down about 6% to a median of $348,000. Even though there are some sales under $300,000, the inner core of Bozeman still seems to be appreciating considerably. Many buyers really want to be a walkable distance from MSU and/or downtown, so homes in that area are at a premium.
Bozeman Area (2) shows sales prices up 12%. The median sales price there is $420,000. Area 3 has a 12% higher median price ($262,450) than last year, and area 4 is down 4% for a median sales price at $262, 500. Call us for areas 5, 6 and 7 stats.
CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 43% from 12 months ago with only 44 units on the market in February of 2017. There are only 4 condos listed in Area 2 and 9 condos in Area 3. Builders have a great opportunity to cash in on the condo market by bringing on inventory. Median condo sales price in Bozeman is up 37% to $400,600 (impacted considerably by the sale and closing of several Willson Residences). Area 2 is up 33% to $290,250 (influenced in part by 2 condos at Riverside). And Area 3 is steady at $150,000.
