BOZEMAN AREA STATISTICS – June 30, 2016 – Compared to June 2015
Area 1 – Bozeman City Limit
Area 2 – Bozeman Area
Area 3 – Belgrade and Surrounding Area
Area 4 – Manhattan/Three Forks
Area 5 – Gallatin Canyon/Big Sky
Area 6 – Park County
Area 7MM – Ennis
SINGLE FAMILY INVENTORY of current Active listings is generally down from a year ago. Bozeman City is down 5% and the Bozeman Area is down 12%. This makes it more difficult for Buyers and a better market for Sellers. Area 3 is up 4%, but Area 4 is down 36% and Area 6 is down 29%. Also, many of the active listings are actually pending. Basically, the market needs more listings. SALES are mostly up from a year ago and reflect the inventory – Area 1’s sales are up 12% and Area 2 is up 6%.
SALES PRICES are generally up. Bozeman City is up about 8% to a median of $360,500 compared to 12 months ago at $344,250. Even though there are many sales under $300,000, the inner core of Bozeman seems to be appreciating rapidly. Many buyers really want to be a walkable distance from MSU and downtown. Bozeman Area (2) shows prices down 4%, but that is influenced greatly by the number of over $1million sales at the time. The median sales price there is $391,000. As shown in our listing statistics, we need more inventory. It’s difficult to keep up with our growth. Here are the housing permits issued in June:
28 Single Family Residences with a total valuation of $6,214,996 3 Duplexes with a total of 6 units, valuation $1,326,480 11 Multi-Plexes with a total of 94 units, valuation $11,484,687 4 Townhomes – $847,929 4 “other” – $131,899 50 TOTAL NEW PERMITS – Valuation $20,005,991 358 Total permits were issued in this fiscal year at a valuation of $106,719,052. Bozeman Kiwanis
Sharon is so proud to belong to our local Kiwanis Club which meets on Mondays at noon at the Bozeman Holiday Inn. Among our many projects for kids is this important one:
INTERNATIONAL ELIMINATE PROJECT – Neonatal Tetanus Kiwanis International has received approximately $55 million in cash of the $110 million pledged. In 1999 there were 59 countries at risk. In 2016 there are now only 20 countries at risk. What does this mean in deaths of children? In 1999 approximately 230,000 babies died per year from maternal and neonatal tetanus. Now in 2016, the number of deaths has been reduced to 49,000 newborns per year. These children die in excruciating pain. They suffer repeated painful convulsions and have extreme sensitivity to light and touch. The mothers can’t even touch their babies to soothe the baby’s suffering. Death often occurs within days of delivery. But, if mothers get shots for tetanus, their babies are protected. Let’s hope we can put an end to this dreadful disease for good! A Few Words From Our Clients

When we bought our own home in 2001, we went immediately to Sharon because our friends could not stop raving about her. She was highly professional, extremely knowledgeable, incredibly efficient, and – a real bonus – lots of fun to be around! We were most impressed, too, with the extent of her community involvement. We reluctantly sold that same home later, of course with Sharon, and now with the added expertise of her son, Brian Tudor. Obviously, some qualities run in the family.
