SINGLE FAMILY INVENTORY of current Active listings is again generally lower than in July of 2016 and even less than July 2015. NUMBER OF MLS SALES in July 2017 were mixed compared to July 2016. Area 1 had 3 more sales in July than last year (for a total of 332). Area 2 had 13% fewer sales (35 less) than July 2016. But Area 3 had sales up by 25% contributing to the decrease in inventory. Area 5 also had increased sales of 9%, Area 6 sales up 36% and Area 7 increased by 3%. Belgrade and Livingston were in the forefront of number of sales! MEDIAN SALES PRICES for residential properties are generally up. Bozeman City sales prices are up 4% from last July with a median of $375,000. CONDO/TOWNHOUSE inventory in Bozeman (where most of the condos/townhouses are located) is down 13% from 12 months ago with only 62 units on the market in July 2017. There were 71 units on the market last year. There are 15 condos listed in Area 2 and 3, up from 9 a year ago. However, in July 2015 there were 40 available condos. Builders are taking the opportunity to cash in on the condo market by bringing on inventory, but most of it won’t be ready for several months. Hopefully, we can get back to the 2015 numbers. Median condo sales price in Bozeman is up 15% to $270,000 in July 2017. Area 2 is up 11% to $250,000. And Area 3 is up 13% from a year ago at $182,000.
