August Greetings!
What a beautiful summer we’re having! There’s still lots of green in the meadows, along with golden stubble and hay bales from harvests. We’ve seen geese flocking – getting ready for their trip south. And we’re still enjoying those delightful flower baskets that line Main Street.
Real estate is active, with buyers still looking and others planning trips here in September. We are selling our personal listings! Area 1 – Bozeman City Limit
SINGLE FAMILY INVENTORY of current Active listings is generally down from a year ago. Bozeman City is down 11% and the Bozeman Area is down 10%. This makes it more difficult for Buyers and a better market for Sellers. Area 3’s inventory is up 34%, Area 4 is down 19%, Area 5 is up 12%, Area 6 is down 25% and Area 7 is down 9%.Also, many of the active listings are actually pending.Basically, the market needs more listings.
SALES are mostly up from a year ago and reflect the inventory – Area 1’s sales are up 6% and Area 2 is up only 1%. Both Area 3 and 4 sales are up at 5% and 10% respectively. Areas 5, 6 and 7 had fewer sales in the last 12 months.
SALES PRICES are generally up. Bozeman City prices are up about 9% to a median of $360,000 compared to 12 months ago at $330,500. Even though there are many sales under $300,000, the inner core of Bozeman seems to be appreciating considerably. Many buyers really want to be a walkable distance from MSU and downtown, so homes in that area are at a premium. Bozeman Area (2) shows prices down 3%, but that is influenced greatly by the number of over $1million sales at the time. The median sales price there is $391,200. Areas 3 and 4 both have 6% higher median sales prices, Area 5 has a 10% lower price at a median of $1,050,000. Area 6 is up 10% to $231,250 and Area 7 up 18% to $307,500.
